- – How long is left on the lease?
- – What are the fees/costs associated with breaking the lease?
- – Are you happy with current costs, or are you looking to reduce your overheads?
- – Do you have your landlord’s approval for the alterations?
Location
- – Is it in a good proximity to clients/and or suppliers?
- – Is the space convenient to public transport and other facilities (lunch spots etc.)
- – Is the facade/street frontage appropriate for the business type?
Staff
- – How is morale and retention rates looking?
- – Have you spoken to current staff or – at the very least – key players as to how they feel about the current space?
- – Does your space attract new talent (if you’re looking to expand)
Research
- – Have you looked at other available spaces that may suit your new needs?
- – How they priced?
Budget
- – What is your budget?
- – In addition to the actual fit-out have you factored in the other expenses like surveys and environmental assessments?
Tip: Make sure you get a list of ALL of the possible fit-out items – floor coverings, partitions, furniture, lighting, ceilings etc and then add an extra 10% on top of that.
